Selecting the right air conditioning system for a commercial building is not a one-size-fits-all decision. The choice depends on building size, usage patterns, budget, and future flexibility. For small retail units and independent shops, high-wall split systems remain the most cost-effective solution. They are quick to install, easy to maintain, and provide reliable cooling for spaces up to around 100 square metres. If you are fitting out a chain of convenience stores or cafés, split systems let you standardise your approach across multiple locations without breaking the bank.
Medium-sized offices and commercial spaces up to 500 square metres benefit from cassette or ducted units. Cassette systems distribute air evenly from the ceiling, which keeps walls clear and maximises floor space. Ducted systems are ideal when aesthetics matter — the grilles blend into the ceiling and the mechanical plant sits out of sight in a riser or plant room.
For large commercial buildings, multi-tenanted offices, and developments over 1,000 square metres, Variable Refrigerant Flow (VRF) or Variable Refrigerant Volume (VRV) systems are the industry standard. These systems allow individual zone control, meaning different tenants or departments can set their own temperatures without affecting the rest of the building. They are also highly energy efficient, with heat recovery options that transfer waste heat from cooling zones to areas that need heating.
When pricing a VRF or VRV job, contractors need to think about pipework runs, condenser placement, and power supply. Long pipework runs increase refrigerant charge and installation time. Roof-mounted condensers need structural checks and weatherproofing. And the electrical supply must handle the inrush current on start-up, which can trip breakers if undersized.
Chiller-based systems with air handling units (AHUs) are the top tier for prestige offices, hospitals, and large retail developments. They offer the greatest capacity and the most precise control, but they also demand the highest capital investment and ongoing maintenance commitment. Water treatment, filter changes, and seasonal commissioning are non-negotiable if you want the system to last twenty years.
